What New England Winters Do to Your Roof (And How to Get Ahead of It)
Roofs in Massachusetts deal with a lot more than rain. Between heavy snow loads, ice dams, and repeated freeze-thaw cycles, a New England winter can expose weaknesses that never would have shown up in a milder climate. Here’s what to keep an eye on.
When heat escapes from the attic, it melts snow on the upper roof. That water runs down to the colder eaves and refreezes, building up a dam of ice. Water backs up behind it and finds its way under shingles, into soffits, and eventually into ceilings and walls. Proper attic insulation and ventilation prevent this at the source — better than any amount of ice-melt after the fact.
Most roof leaks don’t come from the shingle field — they come from the flashing around penetrations: chimneys, vent stacks, and skylights. Flashing seals the joint between the roof surface and anything that pokes through it, and it takes the brunt of expansion and contraction as temperatures swing. If it’s original to an older roof, it’s worth having it checked before winter, not after a leak shows up on the ceiling.
